I think this issue could be debated forever!

I was at Joe Fairless' conference in Denver last week, and they had an hour long heated debate on where we are in the cycle.

I've debated on bonds, but I feel like if I'm going to go with more risk, I might as well go for the return and go the Index route....in the back of my head I know I also shouldn't be greedy and potentially lose 20% of my money chasing a 10% return.

The consequence is up for debate, but there is a big difference between a broker getting commission-breath and a straw man without financial resources.

I assumed that was up for debate.

We have debated about entering into this market in Texas.

Once you do that all the loans are either paid off or covered by cash flowing rentals (at least that's the theory).For me the SFR (single family residence) vs multi debate is trumped by the quality of the deal(s) that you find.  

(That is the entire debate in San Francisco right now, as stringent rent control policies allows these people to hang on to low rents.  

It's been exciting negotiating my own price and learning along the way.I'm having a hard time debating which financing scenario to run with right now.

Whether this is the best way to use generational wealth is very debate-able.
