Amazingly they held up well, but we did coat the old drywall walls with with 'liquid rubber'.

@Sally FairchildThis is a great question and I won't comment on the millennial trends but I can definitely add some insight into what some of the baby boomers are doing (here in CO at least).

You go in with pennies in your pocket ( don’t ask me how I know) and it makes for many sleepless nights worrying .

Plus the exterior prep and 2 coats of paint and trim too??  

I would replace with new updated copper wiring if electric panels are what you're talking about

All sellers were selling anywhere near my price range is their neglected and abused houses that despite their equity going up 10%/year still won't put a penny in repairing.

I have rental properties off Eubank/Copper which is close-ish to base but still relatively decent, not great but rent well.

Outside of the building is all brick except some trim that could use a coat of paint. 

Is there a big difference between the seal coating you purchase from big box stores compared to what asphalt companies use?

It will cost a pretty penny to add on unless you have a contractor just do the framing while you finish the rest.Also you will have to draw up plans and submit them for the city approval.
