wholesaling is probably tied 1st with 'finding buyers' when it comes to topics discussed not only on this forum but all the others.........which I won't mentionA seminar on wholesaling is going to be a pitch fest for whatever system or coaching and book camp they're selling........I would bet money on you being able to gather all the same info you would get and probably more if you searched not only this forum but all the others and googled it, youtube'd it and on and on...........your 4 questions are going to be:where do I find sellers?

For someone that wants to treat this as a business vs. a hobby...the right to be able to use the only national brand in this industry that others have spent over $200M building, the opportunity to have industry leading mentors and coaches (REAL ones!)

I had a conversation with a coach about Flight School, but when I was told the cost, I was deflated.  

However, I also had a local mentor/coach tell me that I needed an entity structure that is much more complex but that I need to separate my rental hold properties in an entity separate from my flipping and wholesaling properties.  

Has anyone had success deducting fees from a REI membership that includes coaching/courses/workshops/etc without an entity in place?

Once you're setup, you will have access to training, coaching, mentor programs.Your commission split will depend on the office you go with.

New people seeking mentors that don't know the difference between a mentor and a paid coach.   

There are a number of excellent training and coaching programs that will aid and guide you - but it's ultimately up to you!
