I really appreciate the host' of BP and the networking they have created.

This can corrupt your data file.Instead use a Hosting service certified by Intuit using either Unitdata for $38.00 (does not include Mircrosoft)  or CPAASP $55.00 (includes Mircrosoft) per month for each user.  

I think I just have so much hope for the area that I'm letting it cloud my judgement.

You will have to put in time to make your website work well, but they provide great resources.Trevor also hosts weekly Mastermind calls which are very informative.  

Another person said that Gail Vaz-Oxlade (Canadian money writer / show host) says 3-5 % of the value of the home.I'll only be renting out a portion of the (semi-detached) house and living in the basement, so it'll be partly rental-related expenses, but I have to maintain the whole house, even though it's not all rented out.

I use Tenant Cloud and enjoy it very much. 

Enjoy the "excitement " it soon wears off , I dont get excited at a business deal it can cloud your judgment .
