Things that will be done is replacing to s/s appliances, quartz counters but cabinets will just need new hardware. 

My family has a business of wholesaling countertops and cabinets, now starting to be contractor of medium projects (apartments, nursing home…），may want to become builder and developer ourselves in the future.

It's usually inside a cabinet or closet.

added another bathroom, did nice finishes including soft close cabinets, recessed lights and desirable finishes in the master bathroom.

In doing so I was hoping to find a home that could use some easy and cheap fixes (i.e. landscaping, newer fixtures, maybe cabinets/paint - small interior changes) and build some equity through a refinance down the line.

I currently own a paid off duplex with a 2/1 per unit but needs work (flooring, cabinets, appliances, paint, A/C, and unfinished bathroom) before putting it for rent.

I've fixed all the issues, tore up the peel and stick and refinished all the hardwoods. repainted, refinished cabinets, working on the deck now and eventually painting the exterior. it's WORK. but it's worth it and keeps me busy, lol. it's a home and a project.

(All of the problems, appear to be damaged by the tenant ((Broken cabinets, toilet seats, missing smoke detectors, etc.)) 

So if we’re putting in hardwood floor, tile, need cabinets etc. - is the investor community generally seeing challenging trends in materials being delivered, jobs completed on schedule etc. due to supply chain issues?

HVAC, electrical, cabinets, appliances and a little bit of plumbing. as well as the regular rehab such as paint and new carpets.
