With delayed financing, is getting 100% of HUD automatic as long as it is not more than the homes value, or is it up to 100% of HUD as long as it is below XX% of appraised value?

I know it doesn't change the law to not agree with it, but doesn't it seem unrealistic to expect a landlord to ensure tenants are always keeping their detectors working and make the landlord liable automatically if there is death/injury due to fire?

From that, I can set automatic reminders for me to get in touch with that person within 1 month, 2 months.

Instead of a deadbolt, you could use a dead-latch on the external door which would get you your automatic close.  

From background screening, online applications, property inspections, online payments, work order management, scheduling appointments such as showings, automatic calculation of late fees and so much more.

Well, they automatically revert to month to month if not renewed, then a 15 day notice is required.....assuming you own all the trailers as different statutes apply to mobile home owners in a park.

I also liked the feature that late fees could be programmed into it so if the tenant was late, it was automatically charged.
