Hi @Rahul MunotMy first thought here is there are much more attractive financing options for owner occupied investment properties versus unoccupied and from what I am hearing we may be losing some of these government sponsored owner occupied programs fairly soon. 

Cash flow sounds really attractive, but if your goal is to build wealth over the long-term, appreciation should be your main focus.

Are you ready to go (If an attractive place came along this afternoon--are you ready to make an offer on it) financing and down ready to go, personal attitude ready to do this?

I've been considering it for a year now and I would love to buy a place or (or more) within driving distance of orlando attractions to rent out, but I lack experience in real estate so I'm not sure how to get started.

I am also trying to figure out how to make my offers more attractive: close fast, no option.

However, we really need to get this booked up more in order for it to become more financially attractive.

I'm in the Tampa Bay area, which to me was one of the best places in FL for both real estate investing and amenities/attractions.

To make the deal attractive to your relative I would recommend determining a loan duration of not more than 10 years with the last payment being a lump sum.
