Assets titled to a Trust are not. 

The Improvement exchange sounds appealing to an extent as it accomplishes the goal of the property being in an LLC, but can you buy the LLC itself with the asset?

Some thoughts:How do you think you obtained the equity? 

The RE market appreciation is likely how you obtained much of that equity.  

In my opinion, keeping the home and getting that HELOC out would allow you to have a future asset which an increasing rental market (more potential cash flow), give you funds to proceed on your next deal and invest, and the diversification in your portfolio to shield you from some market risks. 

You can create your own qualified "Opportunity Fund" and use this asset as your investment in that fund. 

What are some of the challenges that you have faced in the past when educating investors that may be more inclined or versed in the traditional real estate asset classes, Such as SFR, MFR, etc... 

I feel this will give my family a great boost towards our dreams as well as setting up our children for financial freedom early. 

I ultimately obtained a Real Estate License (NJ) and became a property manager for a company in NJ.

@Neri Bermas regardless of what market you choose, with $50,000 capital to invest, I strongly recommend financing a better class of property than paying cash for a low end asset.
