In our county the taxes jump substantially the year following the purchases, but then only like 1 1/2% per year after that until a fair value assessment is reached and then slight decreases every year after that.   

I did go to the tax assessment page which gave the house a D grade and condition of average.

You need to find some local real estate investor meetings and ask the cash buyer investors that are active in your area.

I wouldn't pay 99K as the house was assessed in 2017 for 73K but now needs would I estimate at roughly 20K worth of repairs.  

I'm starting to build my rental protfolio with a purchase in Westville NJ. does anyone have any advice on landlord insurance; calculating accurate figures as you assess potential properties, best providers, level of coverage etc. 

I know there are some past forum posts but I was wanting to get together with some people who are currently active in this space.

I haven't pulled comps official comps yet, but just doing some self-assessment via Zillow with similarish homes sold in the last 6 months, this house already priced $25k lower than what those sold for (I say "similarish" because they were remodeled, had garages instead of being a duplex, etc.), which makes me think the sinkhole is NOT already fixed (this is a question I have out to my agent).
