Everyone I've seen says "I buy houses" and they "buy" with an assignment contract, but my worst fear is if I start doing that and I still don't get a buyer, I'm going to be stuck with that house that's too expensive for me at my current stage of life.Are there clauses you can put in to wholesaling contracts that allow you an exit if you can't find a buyer? 

Look to stage 1, potentially even 2 properties, with those funds and maximize cash flow. 100% doable. 

At some point I'll slow down and settle down but at this stage in life I love chasing deals, flipping out of deals into bigger deals, and growing into more advanced investing strategies.

EVs are decades away from being practical, they need to figure out how to 1)  not rape the environment both during the building and recycling stages, 2) get the costs down and 3) provide a serious power supply for them that does not rely on fossil fuels.

It is fraud for them to take that "money for keys" arrangement with no intention of fulfilling their end of the agreement.That may help to change their minds about playing you.
