Indeed to "BRRRR out" you will need to be all in for 75% of the property's ARV but also hit a 1.2 Debt Service Coverage Ratio (and issue we're bumping into more and more these days as price appreciation outpaces rent increases).I would never just buy at market (i.e. turnkey) as you'll have to tie up too much money for too long.

I have even recently taken it upon myself to visit more job sites and walk the properties when the wife is at work and kids are in school and my breakfast buddies are tied up.F.I. just means you do not need to go work, but you should still find something to do and keep your life full of purpose.

@Ray LaiThings we like are: price for the number of units, quick view of rents due/paid, great 'to do' section tied to each property/renter (for each unit of a multi), etc....

@Dane KaniaSeems to me this comes down to trust/risk tolerance levels.Main hurdle I see is protecting the downside - for instance let's say he gives you funds tied to your half equity in advance - what happens if you struggle to make payments on the line of credit that are now needed - now there's a lien on the property.
