If its a popular franchise, they can step into the shoes of the franchisor and revive everything and keep the space as current.

We have a 17 unit build cost (plus small onsite storage),   currently finishing up a 18 unit complex.

Once I spend 30k to get CO's and add additional storage  units to adjoing yard the value will be 1.1 million.

So if you were in his shoes, would you pay off the mortgage OR use that money to buy rental property #2? 

My question to you is: if you were in my shoes, would you search for new properties to invest in (rent out) or would you focus on building a management/business empire?

Build storage facilities to rent out?

A couple of tenants are open to placing their belongings in storage for a month or 2 while the unit gets renovated.

Something like:"I <tenant name> agree that upon the 61st day of non-payment, I agree that owner can enter unit and remove belongings to be placed in a storage unit which <tenant name> agree to pay".
