Hello BP Nation,This is not a real estate success story in of itself, however, my path to real estate success helped to enable this great success of my youngest son - Santino Barnard who co-stars in a new TV comedy series premiering tonight, October 16th, 2018 on ABC (channel 7) at 8:30 PM Pacific Time.

The "cash for keys" method is to basically bribe the tenant to leave without the waiting period or formal eviction process.I used it successfully once for $300 per tenant in a house I just acquired, another time I was unsuccessful offering $2000 and had to go the route of a 60 day notice (required in my state if the tenant had lived there more than a year).

Everyone wants success, even the City Mayors, and having access to them is very encouraging.I could go on and on.

I think to be successful I would need to barrow cash otherwise I won't be able to do anything until my flip is sold, my goal is to work on my rehab while looking for deals.

The end state is when I have the ability to be an involved parent to my girls as well as feel successful and prosperous in my career.

Now they will consider less than two years with some evidence that the business will/continue to be successful i.e. you're in the same industry you were in previously, you bought a thriving business with an existing cutomer base etc..

And I have successfully done that.

I recently looked into teaming with another successful, but still fairly small - about the same size we are but more active than we are, San Diego BP investor on a mixed use purchase.  

Until you have your own success with investing it is highly unliley you will attract any partnership.
