Its an affordability thing moreso than a nomadic lifestyle or a love of travel.

Full guts of the bathrooms, replacing all fixtures, throwing modern tile finishes for the tub/shower, new vanity, new cabinets in the kitchen, island, new stainless-steel appliances, new flooring throughout, new recess lighting, and likely new siding on the property to give it a more freshened pop for when it goes back on the market.

He loved the idea and was open to working with me on payment as I gave him the purchase price he was looking for, so I was able to structure it with cash flow from day one, at the time rents were 40% below market value.

For the love of Pete I could not convince her otherwise so I just gave up.
