Keep the property and 3.5% rate lock, and refinance out the capital using a HELOC or other item.

How do you find these distressed home owners without paying a ton of money for some of these lists?

As I'm sure you know, especially when you're getting started out, having the right team members in place will help to round out any knowledge/experience items that you may need support on.

Part of that increase may also be other items in that payment going up as well such as insurance. 2.
