My target property & market consists of: - B/C class areas in Northern NJ,- SFR or condo, under 1500 sq ft, 2 bath max- no major renovations (foundation, plumbing, additions, electrical)With the current RE market, (ie: low inventory, scarce contractors, etc) I was hoping to learn if current fix & flip investors out there were using a different % to calculate if he/she would even entertain a lead? 

We need midrise condo buildings with coffee shops, restaurants and entertainment on the main floor, condos and offcies upstairs to create walkable neighborhoods.You can't expect to live in a walkable neighbrohood, but have all single family homes with large yards.

However I have entertained training the right person to take on p.m. work.

For the short term (as I don’t promote scarcity mindset), adjust some spending on travel, entertainment, dining out, gifting, etc.3.)

I think we lose focus or have an irrational thought process that a pod cast on BP is more than what it is  Entertainment..

Can it kill the tourism, entertainment, fashion industry or Broadway?

Looking forward to how this unfolds, if for no other reason than the entertainment value.

They usually sell loans and they wouldn't be able to sell yours so a credit union or local bank may entertain a refinance but do your research. 

LOLAlso keep in mind this is entertainment and 99% of those on the Pod cast have something to sell..
