You can usually get this for the project's life then switch back to renters/normal if needed.

The realtors seem to talking more about per door price in this area...they appear to be ignoring the cap rates and cashflow and really anything other than per door price.  

Is this deal worth it?

This is what we have been doing.

Whether or not the buildings touch, this would require someone with the wherewithal to buy 4 three bedroom units.

He states that he can help if you partner with him, you both go 50/50. 

And then have equity to make a second purchase - but this time without the constraints of the 1031 timelines.

Now, I have seen some lenders get really annoying about this and require a spouse to be on the loan...so IF YOU CAN find a lender that will allow just you, then that's the route we want to go.Hope that makes sense.

The closing attorney or Title company may be the determiner for an answer and usually at this point in the process as an agent I'd defer to them.As an investor, I think I'd want all this squared away before closing so maybe check with the attorney/closing company.
