There are current month to month tenants but I'm going to contract a marine crew housing company to rent per bed for yacht crews since it's close to the water. 

I’m about to jump into the waters with my first investment property.

If I have an investor who will be covering the cost of the rehab, how do I run the numbers so it shows my costs on that with in the system and in the data it kicks back.

It's 2 story. 1 side (1 unit) is burned and the other isn't (some water damage where fire dept hacked through wall).

The local banks online systems pale in comparison and are pretty clunky to use.Unfortunately, other than writing the unit number on the deposit slip, there is not much else you can do to determine who has paid.

We recently purchased a three-unit rental property.We want to do some renovation work immediately, and plan to conduct more extensive renovations on the property over the coming years.Currently, the water heater and the boiler furnace are located in an improperly ventilated portion of the garden unit.

Check and see if they have water, sewer, and electricity near by or not.
