So while I am familiar with the general process for that, I am looking to learn more and get ideas about real estate investing, especially to help me with this first project I have in mind.  

Any ballpark idea what percentage our property taxes would go up if we went from 2 to 3 units and how does that get plugged into the calculation?

You could dump that in there and earn while using it for the purchase/remodel.So, tell us where you are located so we can get a better idea.

I am open to other ideas as well.Hopefully I explained my self well enough.So any suggestions on the best way to invest the funds?

I'm in the same boat as you in the idea that I enjoy most DIY but scaling is hard.

But I don't hate the ideas of pulling out the equity to start you next project and holding on to it either.
