Just look in the neighborhood and run through the similar size, bed/bath, acreage, style, etc. and then narrow that down a bit with only deals closed in the last 6 months to a year.

It has a large teaching hospital as well. 

I always had a different approach and it was a more "do it yourself because no one wants to teach you" approach.

If sob stories and tenant drama are a issue you are likely not cut out to be a landlord.A good landlord ignores those types of issues and teaches their tenants you are not interested in hearing about their personal life and problems.

I want something in the current style, reasonable price.
