I currently have a STR mobile home that is bringing in good cash flow but I am thinking if its a smart investment or if I should get out of the mobile home before it could be to late. the park fee is really high but 1.5 months rent pay for it. which leaves me with 4.5 month of positive cash flow.

It also sits on a nice size corner lot in a decent neighborhood.It's current zillow estimate is 347K, while the property next door, same size with very little property, is estimated at 500-600K.I have a few questions...1) Is a major renovation a smart move?

This is smart because if you file an insurance claim and the PM files one through their own insurance, there's a good chance the attorneys from each company could turn on each other and the PM will be fighting against you.

Would there be a technology that can solve the accounting operations for str?

Have you looked at smart locks that do not appear to be smart locks? 

I'm sure you're smart enough to not lose your pants on the first deal.Bottom line, this is not that hard.

I think you're being smart about it, i.e. waiting for a deal that makes sense.Doing deals and making money aren't the same thing.Intelligent deals make money.If I were in your position, I would expand my net, which you already mentioned above - connecting with skilled wholesalers, getting off-market deal flow, etc.
