What if a property was gifted to me via quit claim.

Where I come from (not USA), a maximum of 25% tax on your PROFIT, regardless of your other income, would be considered a gift (almost).

One option would be to provide a gift certificate of some kind.  

Your IRA cannot accept the property from you as a gift, transfer, sale, etc.

I had never heard of being taxed on a gift (silly me).

You could even get the 20% gift up-front as long as it’s more than 2 months before you start applying for a loan.
