I would either request the price for you be reduced 3% since the they will not be paying a selling agent and the net is the same for them, or have an agent friend submit the offer on your behalf.

The price was at one time $65k and reduce to $54k and now its at $38k my offer. i jump in and made an offer on this property which is a pre-construction home meaning about 60-65 percent completed.

To work around this, i removed several things from the scope of work...things such as exterior painting, exposing bricks, finishing the basement...reducing the cost of the rehab and leaving me with projects i could work on after the rehab is complete.
