If you have a wrap agreement in-place and registered, the Vendor/Borrower, most probably find her/himself unable to renew/place a new mortgage at the end of the present term.  

Not all end investors know how to, or want to spend the time finding and getting offers accepted on good properties, many just want to receive the signed/sealed/delivered/calculated deals that wholesale buyers present to them. 

It was of concern because the listing agent/ owner was presenting the property as though he was representing someone else.

I recommend you put a presentation piece together as well as an example of the type of deal you are going to look for or what you plan to use the proceeds of the refinance for. 

If you go this route you need to have your hand in every single decision and be present every step of the way. 

It's was presented as a fix and flip.  

Trust me though, when (not if), you make your first million, they will be the 2nd to notice.I always use this story when presented with the same scenario you stated above:"An exit survey was done after a REI presentation to 100 people.
