I would invest about half in a low-cost index fund (something with moderate to low returns and risk) with Vanguard or Fidelity or some other "low fee" funds.

@Paige Seeley - thanks ...the min down payment for a 1 unit rental  property is 15% ...so putting  20% down isnt that much more ....recasting  isnt always  offered for rental properties so you would need to check with lender ....recasting normally has an admin fee of $300-$500

Hi @Kevin Kim, your post did not mention if you asked the powers that be (lol) if you could keep the one pole, and simply have them install a separate meter for each building.On multi-family property, we have installed multi-meter boxes with external disconnects as per the electrical code in PA.

Each note is a seperate series of the LLC, so it’s like its own individual LLC without the additional cost of LLC setup or legal fees or state fees.

I would like a fee schedule where I would pay per call if possible, as opposed to a monthly rate since most things I will take care of myself, except those items listed above since I’m not in the area.

When I see a last-minute suggestion of bankruptcy in a docket, I avoid bidding on that property because I assume that the foreclosure sale will be canceled, even if it initially proceeds.

You have to use one of those guys or someone will be charging you for a trip to the courthouse at $250/hr and sitting around waiting for the Magistrate to get to their case instead of the $75-$150 per case that a guy who has 10 cases at a time will charge.
