-Find a vacant property with repairs,-Get discoiunted rent on a lease from owner with option, -cloud the title,then -sandwich the deal to a rehabber - contractor for a JV piece of the profit-Rent it out for a bit more than you are paying the seller-Your sandwich spread should be enough for both you the REI and the rehabber to both profit.

The truth in lending is a plus for a buyer but why not go further and tell the public the big past melt down was not the big boobo of the buyers in that they were hexed from the beginning in that their mortgage was cut up in pieces and sold everywhere and investors wanted a bigger bang for their buck

On a cape we did the large front windows were the old single pane double hung.We had a company here just make two pieces of glass sealed for insulation for each opening.The glass was also tinted.Then we framed the glass inserts in with jamb extensions etc. it looked great & saved us a lot on special order prices.Another one we replaced all the windows with those we could find at a contractors excess stock depot.
