Your sure to find something that will cash flow and you definitely will grow in equity.I think I would also look for something in the commercial market such as an apartment building, a strip mall, or maybe even a mobile home park.

@J Scott re: the human resource infrastructure and other costs associated, we are fortunate to have economies of scale as the company I am partnered with manages a very large mobile home park and apartment building portfolio so we are spreading out the overhead cost more so than a starting house flipper.

While I don't have any experience owning mobile homes, I'd be happy to discuss anything and everything about the area.Mobiles are popular with seniors and snow birds in the area.  

Also, mobile home investing and flipping is a good bet too.

What the regulatory agencies are looking for is the "intent" to work the issues out with the mortgagor. 

I'm still trying to figure out my niche in commercial R.E. but I have narrowed it down to apartment complexes or mobile homes.  

I have not done any deals as of yet, but I want to specialize in commercial real estate, either apartment complexes or mobile homes (still undecided). 

Don't even count what the other mobiles may bring after repairs.
