Inventory is low, but specifically if you can find off-market deals smaller strip retail centers, medical office, etc - there are deals to be found.

They are medically fragile and I wont leave them alone.

If you do not have workers comp. coverage and they are determined to be an employee, you could be liable for the lost wages and medical bills that would have been paid.
