We market the property at lower price and then discuss a sort of 'cost averaging' for that utility during lease signing.Here's another 'out of the box' idea - depending on your layout and climate - you may consider electric baseboard heat as a different option for heat, coupled with using window units for air....Jim

If you just patch it up, so the condition is comparable to other properties your repair cost will be lower and then you can multiply with .8 or a bit more.Good luck!

I don't know, just feel like, I am talking myself into it.Best time to buy may be brief period when the cap eventually goes high with market crash/adjustment and eventually the interest rates will need to be lowered to revive economy!

Thanks for the reply according to my realtor she actually helped me understand that portion of the contract better if I don't renew the lease then the lease just expires so I would have to have them sign a new lease and next time if I wanted that option check the box.The odd thing though there is a section stating it could renew on a month to month but she is stating since that section is marked out I would have to press for a new contract to be signed by the tenant which they are going to try to barter with me on and get lower rent so kinda stinks.
