Have clear goals like what cap rate you want, how much money you hope to make, and where in Denver you prefer to buy.

No homes bought 5 years ago lose original value by year 5!

I am hoping to at least start that process and hope that if/when I find someone to share my life with and have kids (God willing) that I will be able to pass off the knowledge and legacy to them and hope that they will continue to make it grow.

What we get out of that is lower turn-over, and (hopefully) a little respect from our tenants.With that said, I think the more important question is: How long is one of our rentals empty when it does turn over?
