@Mike Berlay I have lived within a few hours of Salt Lake, I have some friends that lived there for a few years and I currently live in Denver.

I am a member at the Great Lakes REIA in Cleveland.

Minh my house is in Lake Oswego as is the spec I showed you  :)  Steve we just finished it this week turned out really nice.In my mind CA is a wonderful place to invest over time...

Long story short, a few years ago my father and uncle- who are both attorneys- got me involved in a lake development project.

My Duplex in a an older blue collar area of Jacksonville rents out between $565.00 to $610.00 with a current tenant of 4 years, a townhouse of ours rents out at $1100.00  with the same tenants for 6 years now, Modular Home in Lake City Florida in a middle class neighborhood of mostly houses,  which rents at $750.00 with same tenant for 5 years now; she thought it was an actual house.  

It seems to have a bit of a stigma as the lower-class cousin of Lake Oswego and West Linn, but as you said, it has a lot going for it.

Lake Meade is dropping faster than a French heavyweight prizefighter. 

I have not done business with them myself but was reminded of them when I was at my home on Lake Hayward this summer.
