I've personally done one deal wth @Brandon Krieg and can vouch for his integrity. 

I'm wondering if I can integrate these all under one person (myself) and therefore absorb all of the costs by eliminating these middlemen.

With factors like shifting vacancy rates, vandalism, tenant integrity and competency/performance from the borrower/landlord, there is much to be considered when loaning on a rental property. 

We pick up the ACH convenience fees which are like 2 bucks but the integration with our system save a ton of time.

Elizabeth,In my experience it's most helpful in the STR world to simply heavily integrate your property with multiple lead sources.

So what happens is the people under that income amount ,often does not qualify for a mortgage. i Certainly wouldn't want a lender or my self to compromise Integrity in any circumstance, so i will continue to search.

People's Trust is my insurance carrier for all of my multi-family properties, and I have American Integrity for one of my houses, with a policy that "doesn't cover" the roof.

In reality it is two panels but I figure if they can do one panel upgrade they can do two panel upgrades.My criteria in order: High Integrity (I may use repeatedly and I want to know I can trust them), has the skillset to do the task correctly, reasonably priced, can work via direction provided primarily electronically (email or text - few face to face meetings).What I am really hoping to find is someone that meets the trifecta and scores well in each category.
