My calculation tells me it will take 2.5 years to recoup and since I would like to ideally sell in 15 months, it seems better to stick with what I have at the moment.But should I be considering the cash flow I will save by not paying the interest on my mortgage for two months while a refi is being completed?

Putting HVAC in any unconditioned space is a big no-no and should be avoided, if at all possible.No matter what you choose, make sure the contractor does a complete manual-J calculation (and ideally blower-door test) so that you know the system is properly sized.

Certainly doing minor repairs and putting the rental back on the market (during COVID-19) is not ideal and would cost us more than a small discount to rent.
