My depression is not debilitating to the extent that I ignore hygiene...but it has reached the point where it's too difficult for me to be productive (working towards my degree, carrying out my responsibilities as an instructor), and sometimes thoughts of harming myself, hence the needing to leave.

Just make sure you understand their buying criteria of newer 3/2/2 homes in nice suburban locations.As far as acquisition channels, it will behoove everyone to cast their net wider, network with good wholesalers, network with agents to pick up pre-MLS listings, and engage in marketing efforts through the use of VA's and low-priced labor.All older housing stock (older than 25 years, perhaps) will probably be off their radar screen.How much new construction will begin to occur just to feed product to these funds?

MJ, as mentioned in another post, I deal mainly in Japan, simply because I love the safe, hassle-free business environment (nobody screws anybody, tenants never harm a property intentionally and are rarely late, and tend to stay 4-5 years on average, with 15-20 year tenants not uncommon too) - but I hear if you spend some time researching and building connections, China's just as good cashflow wise (not nearly as hassle free, but also has growth potential, which Japan is severely lacking in).

Then you wonder with that kind of down payment, maybe it makes more sense to invest in real estate elswhere...Coming from a pure cash-flow investing environment like Japan, with very little to no capital growth (which is fine with me, I prefer high and reliable income), I still struggle to wrap my head around the fact that so many people will bet so much money on virtually unknown speculation moves with little to nil income until realisation can occur (if at all) 3, 7, 10 or 15 years down the track (or not) - particularly after the last few years of financial roller coaster...can anyone explain this rationale to me?
