My fiance put an add in the "job listing" of the local college and included in the description that we were looking for a "Live-in-Nanny" with a discounted rate for housing.

I will take him at his word, write the property description to reflect his remarks, and have him sign off on a formal Seller Disclosure Statement where he is liable for anything (even after close) that may come to light later that reveals a mistruth.

Here’s a description of the property:It is a three parcel listing with two structures on it: a 5/2 home and what used to be a doctor’s office so the property is mixed.

It is a geographically strapped area south of San Jose/Silicon Valley, with very limited and poor housing supply coupled with an unpopular local planning agency that is not customer service oriented because of restrictions on population density and water resources, etc.At this point in our lives, we cannot just pick up and move our jobs to another state. 

Finally I literally had to show them the county plat map and give them the legal description because they could not understand it.When I purchased the property, I explained the unique situation with the addresses to my insurance agent and he assured me that everything was good.

Prices do differ geographically. 

For a great presentation, create a PDF with property details, photos, comps used to support your ARV, description of what needs to be done on rehab/repairs, numbers breakdown showing how you arrived at the profit number for the investor, etc.
