If I were shopping for an investment property today, I would be looking for one of the following: something to fix and flip within 2 - 3 months, a house-hack (live in and build equity with practical and strategic upgrades that reflect a good ROI for the neighborhood), or renovate and rent in a low vacancy area (buy and hold for 5+ years).

In those situations, to me at least, fiduciary responsibility means asking clients to go do their homework and come back once they’ve nailed down their investing strategy and put funding in place, so that we can strategically pinpoint deals that are right for them and move on them in a timely manner.

So when I’m listening to the bp podcast I hear a lot of investors when speaking about their criteria, will have a certain start year of home that they will only invest in like i May here this person only buy homes 20 years or newer or this person only buys 1980s and up for various strategic reasons.... so for discussion, what’s yours ?

I'd say what I'm looking forward to from a recession is us (investors) as a community coming together and helping each other out to find good deals, strategize as a community, and build up the housing market again (assuming it crashes) so people can live comfortably and have places for their families to grow and get back on their feet, find jobs etc.
