.- i am at 8 and i can get just two more before i max out and can't get mortgage- 80k will get me a dumpy 1 triplex or ok 1 duplex that rent out for ~500 per door- 80k will be around 2 houses for downpayment and updates before it runs out- even in the summer i am having a hard time renting the latest one at $1125 (after a month without applications), so i am sure that is affecting my thinking as well.thanks for the suggestions.

I have a duplex and one side has a pretty bad odor.I washed all the walls and doors with pine sol then did it again and it does smell better but the smell seems to still be lingering.I at first thought that the smell was from smoking marijuana the tenants were avid users of the miracle plant. add to that they smoked cigarettes.

And yea, the drive from Tacoma is about 50 minutes door to door without traffic, but it's much better than my 2 hour door to door drive that I'm doing now.

Typically for a bank it is 25% down on a four door, and 1-1.5% rate above prime (above best rate) for an investment property.
