I would recommend finding a few lenders that can lend to Canadian investors prior to getting into a deal, that way you don't run into any hurdles on the back end.

Typically in those types of arrangements when money is coming in the door it goes to the money partner first to lower their balance as you are splitting profits not income.

You're generally seeing $150-$200/door unless you do a really strong BRRRR and pull out most/all of your capital (then it tends to be less).

You can go to the City to confirm but I'd assume the  architect is correct with the timeline and potential costs. 70k for windows and doors sounds like more than enough.
