It’s a shot in the dark and logistically challenging, but the cash flow makes me want to figure it out.  

Reasons provided by Tenant A for breaking his lease early include but are not limited to (I have likely forgot a few reasons), overall nuisance, tenant B entering tenant A's room while tenant A is away without authorization, tenant B yelling and screaming at tenant A for smoking outside the house, tenant B yelling and screaming at tenant A for not letting his dog out when he isn't home, tenant B yelling and screaming at tenant A for working on his vehicle in HIS paid for portion of the garage, tenant B not paying the bills tenant A gave tenant B to pay, tenant B leaving a CROSSBOW (fire arm, loaded or unloaded is not known) on top of the refrigerator in the shared area.

This is probably a shot in the dark but I wanted to put it out there anyway. 

The house was in good condition but dated (dark paneling, wallpaper...) with trees and bushes covering the entire front of the house.

No shortage 90s rock, beer, smoke, harder stuff, and more F-bombs can be heard than all other words combined (by both the permanent occupants and their guests).

Some obvious ones that stick out to me are smoke detectors and carbon monoxide detectors but how many and where and what else is required before legally renting out a unit.

Hi all, I have this rental in New Jersey which I have to renewal the lease because by law I have to renew the lease and up to 3.5% rent increase ( yes New Jersey landlord law sucks)But she has been smoking on the unit,water bills doubled last quarter, keep lying about things, I can’t legally kick her out.

None of it was communicated to me however so I was just left in the dark waiting calls back.

Nurses are never there just needs to be dark and quiet so they can sleep.I love the mid term rental it's a nice balance between LTR and STR.
