But either because it wasn't as much as feared, or that investors just liked having a defined picture of what to expect, I've found that investor interest in our area has improved since the summer troop strength announcements.

I had a real estate agent tour the property for me while taking videos/pictures, an inspector do the report, and then a property mgmt company handle mgmt. 

Below is a picture of how we are considering doing it.

@Tomer Ravid the previous landlord was charging $525/month in an area where market rent 5 years ago was $850/mnth for a similar apartment (2 bed 1 bath).What I did was put in over 100 hours of landscaping work, upgraded the appliances, upgraded the kitchens and baths (all as cheaply as possible, for example, I painted pink tile white, used thermoplastic panels and liquid nailed them over the old tile backsplash, laid down new vinyl floors over the old nasty vinyl, etc) and was able to take very nice pictures and market the property very well.I also allow dogs, so that is a huge competitive advantage in the area.

If you're the only member, then you are the manager and there is where your personal liability can enter the picture. 

Within a fairly concentrated area I found about 15 such properties, took some pictures and recorded the addresses, but I'm not really sure what to do next.  

This fall the county will put a new public access in upstream, and because of the particular course of this river it would take literally three minutes to shuttle customers to that put-in, from which they'd have a very scenic four-mile drift downstream and take out right at their cars at our place.
