My family and I currently live in a small podunk town in Iowa, which I truly can't wait to move from, and we rarely come across money like this (we're basically as middle as middle-class can get). 

I also struggled with consistency money making endeavors I picked up.Now that I have a family, even though I make significantly more, I spend a lot more on my family and the reality is that saving more in the stock market doesn't make a lot of difference in when I will have enough to retire (which is currently early 50s). 

Refinancing doesn't make sense as I'd effectively double the current interest rate and have additional closing costs surpassing the PMI. 

However, the state legislature is currently reviewing a bill to eliminate 30 day rentals.  

My vote would be for family or close friends who you know and respect from earlier than your current venture.  

I am currently paying $1700 in rent and I despise paying rent, especially being in a financial position where I can afford to build equity in some manner or get a cashflowing asset to offset it. 

Cannon Beach generally permits STR but one one occupancy per 14 days,  Arch Cape has a similar limitation with one occupancy per 7 days and Manzanita currently has a fairly long waitlist. 

Beyond that period, new applicants will need to wait until the current active rental list declines by roughly 100 permits. 

The up-leg repair credit is negotiated with your current Real Estate agent and the seller agent. 

It has been slow moving trend, with ups and downs, but its encouraging to see a stable downtrend.
