In real estate wholesaling, time is everything.

(I'm also a real estate agent)In 1 year from now I have option to buy the property for the existing loan ($376,000 in one year) plus $45,000 directly to the seller.

How can one, who has only rudimentary knowledge in real estate without any boots on ground experience (read a few books), effectively choose a real estate agent?

As many other I am beginning my journey on real estate hopping to learn the most I can.

Now, every 1% origination moves the needle by 20-35 bps, depending on the lender.Usually, the only folks paying extra points in this market are deals where cash flow is an issue and they need to buy down the rate for more LTV.I've brokered 300 DSCR loans, and the rates you mentioned are no way real unless you're talking very reduced leverage (50% or so LTV).

The DSCR lenders and Commercial bankers I've spoken with don't know what I'm talking about.

For the general question in your subject line "is it smart to invest in real estate" I would say yes.
