Reason being is that San Antonio properties cost almost double the amount and although rents are higher they usually don't make up for it.That being said, there is a lot o people who invest in SA and make it work.

The properties will need lots of work but the tenants are currently living and paying rent w/o many asks for improvement.

If they have leveraged the house up with 2 mortgages, your unlikely to make much of a profit and there is too much risk with L/O buyers in this case.

@Wayne Brooks is right, no broker would allow you to hang your license without membership of state and local organizations, E&O insurance etc. 

E&O insurance, transaction fees, marketing fees, MLS dues etc.What are the circumstances if I would like to sell an investment property on my own?
