I order to do want you are suggesting, you would need to utilize a parking arrangement outside the safe harbor of 1031.  

Are there any verbal agreements or arrangements between the current Landlord and Tenant?

Perhaps you can have an arrangement with a realtor, friend or other trusted person where you can compensate them to show the property.

They have an option but the tenant is under no requirement to buy and there is no security arrangement for performance.

A simple TIC ownership arrangement with a strong and clear operating agreement can many times accomplish what you're looking for to satisfy a 1031.

I would like to arrange a meet up, not for networking specifically, with presentations or anything like that, but a get together to just talk about what people are doing, what's working, goals, have some drinks, etc. 

Any advice on structuring these loan arrangements would be appreciated!

I would want to make sure that the renter's insurance covers any liability stemming from this arrangement.
