I feel that when the current administration got in office and was trying to help homeowners more remods were accepted but in the past 2 years I haven't seen one homeowner have any success with that.

Went down the city hall and spoke to lot of people, multiple email etc. finally they waived the late fee on the fine (around 300$), and declined to do any other concession, my agent told me they use to waive it all off for new home owner as long as they can bring the property in compliance within a certain timeframe (usually 60 days) but not any more, I would guess it's very local and depends on the will of city administration.

It really depends - if I'm turning a tenant over, I might spend some time working on the properties myself to get them back up to speed or performing upgrades (or coordinating that).Currently, I have three properties managed by two property managers.I spend on average 15 minutes per week responding to emails/textsI spend between 1-2 hours per week taking care of administrative tasks - this includes bill paying, daily accounting, month end accounting, visiting the PO box for mail, etc., etc.

Loans trickle through banking operations, they effect legal compliance with their loan requirements, FDIC insurance premiums paid for coverage, private mortgage insurance, deposit requirements, reserves for loans and what they call "classified loans" in examinations.....it messes with the solvency and administration of that bank/lender having loans that have changed loan status.When they made a personal real estate loan, they didn't underwrite that loan with any business exposure to it!
