I would live in the main home for a few years and looking for folks that would be willing to provide me with some advice. 

I sold my house in CA FSBO - no agent help, cuz I lived there for years and had time to study the market before I sold. 

Overall, there is probably enough housing in the US for everyone but no one wants to live in Northeast Iowa or Central Mississippi so there's a mismatch between available housing and where people want to live.

I know this works for STRs, but I feel like it may be awkward for an MTR considering the nurses will essentially live together and be roommates for several months.

Even if a bank is paying me 5%, I know that's only for a short period time relative to my peak years left of living.  

I told him to talk to me before signing with an agent as I know it will cost him 5-6% additional which would reflect on a price increase plus I have to deal with competition.
