The recommendation network is purely a financial referral circle and speaks nothing to the quality of the referred partners - most of whom up-charge in order to pay referral fees and leave their ethics at home so as to tap into the gravy train created by the guru marketing machine.

However to even have a PM where you have enough scale to just do well and have a machine that can do your own inventory at scale you need scale and the  best way to get that scale is to sell to investors with quick time frames.

The stall came when I tried to sign and fax and the fax machine/scanner wouldn't do either.

Frankly I really make more money with less work being an investor but its not a steady money machine.

While I personally recommend and use a State contract (it's easier to sell to Realtors®!)
