And, after you are in, after you've financed that fee, they will almost always have the lowest rates of any loan type out there, so in all probability you'd be refinancing into a higher interest rate if you went conventional instead of VA.After that though, once 20% down is a realistic option on the table, VA loans aren't necessarily magic any more.For example, you could do a VA cash out refi for the 20% down... but that refi would involve the funding fee again.

Kinda weird seeing some hate on Kiyosaki's books or maybe because I just read 2 of his books so I don't know the progression but for me RDPD and Cashflow Quadrant is enough to get your lightbulb light up you're right, then venture on to other books.I love to read as well and I've encountered analysis paralysis before so I know how not to get to that point but if you ever get to that point my advice is just to take action and have the mindset of "I learn, not fail" and that's really what made me power through all those things in my head.Good luck on your real estate journey my friend. :)

Might be 30 to 90 days after closing, so this pads your date some more.If you find a winner, maybe it is fully occupied and you live in NYC until your lease expires, then move into the property.Lastly, even if the landlord is a jerk and you have to pay ~6 months of rent, when you are 80 and a millionaire from your real estate journey, will that 15k(?)
