We are open to occupying one unit of a duplex (to secure a lower interest rate) for example, and have a good friend who would rent a room in our residence - with an extra apartment (or possibly 2 if there is a basement) creating multiple revenue streams to quickly repay a relatively small mortgage.

If your market is very hot and there are multiple offers likely, then you'd be better off with the equity line and being a cash offer, and then later pulling out the cash.

And I have been asked multiple times by each and I decline.

I recently got engaged to my girlfriend and we are planning to buy our own home in the nest year or so.
