You should feel relieved that he is going at this stage and that you have two months rent to cover your time to find a good replacement tenant.I would continue to demand the additional months rent according to the legal contract and threaten to take him to court to collect.

I reckon you need to be out of Balloons, and into longer term fixed interest amortizations.If your past deals have proved to be successful, there's no reason why Lenders won't want your continued (or new) business.

If I went by the rental rule of 50% and it rents for $2000 per month now (and if I think that could continue), their list price of $215k is not even 1%...thats why i was wondering if I should look at it differently or lowball them lol.
